Make your plans now to be there. Bring a friend. Carpool. Offer to drive an elderly neighbor. Talk to your friends at work. Call your friends in the North Valleys and Damonte Ranch and see if they will join us in solidarity. I can’t imagine they like the nightmarish traffic and the overcrowding. Maybe if we stand together, the commissioners might slow down the out-of-control development.


The only way we get this DENIAL across the finish line is to overwhelm the commissioners with an opposition they cannot ignore and brush aside. We must let the commissions know in that this development is misplaced and inappropriate for the South Valleys. This is our community. We live here. We elected them to represent US, not the developer. We have a vested interest in this decision. They do not.


It will probably be a long day so plan accordingly. This is not anything that any of us want to be doing but we can make the best of it. Use it as a community building opportunity. Mingle with your neighbors. Bring a picnic lunch. Bring snacks, for you and to share. I like chocolate chip cookies. - just sayin’ ;-) Bring you children and show them the correct way our civil society addresses grievances against their government and makes their voices heard.

Previous Calls to Action


The Sierra Reflections denial at the Planning Commission has been appealed to the Washoe Board of County Commissions in hopes that the denial will be overturned. 


This is our last stand. We must get all hands on deck. Now is the time that we must all get involved. If we do nothing or not enough, (my opinion) Sierra Reflections will be approved regardless of all of the failings of this development. Several of commissioners are pro uncontrolled growth and are itching to approve Sierra Reflections. Just look at the North Valleys for an example of uncontrolled growth. Have you been on Pyramid Way lately? That is what Old 395 will be if Sierra Reflections goes in.


Unfortunately, we don’t have a date yet when the BCC will hear the appeal but we need to be committed to take action quickly when the time comes. Everyone willing to get involved must commit now that protecting our community will be a high priority in their life. The disruption to your life should not last long but you must be flexible because those in favor of Sierra Reflections will do everything to frustrate you. All that is needed of you is to get you and as many of your neighbors to the County Commissioners meeting when Sierra Reflections is put on the agenda. We will get only 3 days’ notice so we have to make preparations and commitments NOW.

Great news for the defenders of the South Valleys


Sierra Reflections was unanimously DENIED at the Washoe County Planning Commissioners meeting on January 6, 2026. If you are happy with this decision, you might want to send an email, or better yet, a hand written letter to each of the Planning Commissioners and thank them for listening to us and voting to deny the application.


What’s next?


The application will probably be appealed to the County Commissioners. The commissioners could reverse the denial with the stroke of the pen without any justification. We must continue the fight even harder until this project is completely defeated.

The date has already been changed three times so don’t be surprised if it changes again.


From what I hear, this is a typical practice of developers that are trying to suppress the enthusiasm of those in opposition to their project. Repeatedly scheduling the review and then pulling it will cause the typical person to lose interest and motivation. Then as the opposition has moved on to other things, the developer will get his project passed because there is minimal opposition. 


Don’t let this happen. Stay motivated and engaged.

Overview of the Proposed Development

The information on this website is based upon presentation made by consultants for the developer a public meeting conducted at the South Valleys Library on April 17, 2025. 


What is Sierra Reflections?

Sierra Reflections high density housing development being proposed in the Pleasant Valley / Washoe Valley area of Northern Nevada. The development would be situated at the North end of Eastlake Blvd in Washoe Valley. The development would be located East of I-580, West of Highway 395-A, South of Pagni Lane, and North of Little Washoe Lake. If allowed to proceed, it will forever alter the rural lifestyle that we all enjoy.


Note: The current iteration of the Sierra Reflections development plan (Washoe County Case - WTM24-001) is not the same as the Sierra Reflections Plan (Washoe County Case - TM06-001) that was initiated in 2006. The name is the same but the case numbers are different.


What is proposed?

  • 960 New homes 
  • New 600 foot well to provide water to the new development
  • 2000+ New vehicles associated with the development
  • Only two entrance and exit routes for the entire development. Eastlake Blvd and Pagni Lane.
  • 4000 to 6000 vehicle transitions to/from Eastlake Blvd per day 
  • Sewer lines will be brought in from South Reno.
  • No new schools are being proposed.
  • No new fire stations are being proposed.

Concerns of Area Residents

  • No guarantee local wells will not go dry due to the deeper well to provide water to the new homes
  • Unbearable traffic congestion on Eastlake, Pagni, and Old 395. Imagine Spanish Springs like traffic.
  • Traffic will be bad when the weather is good and a nightmare when the weather is bad.
  • Local schools are currently overcrowded with barely enough teachers for the current student load.
  • Taxpayers will have to pay for additional schools.
  • Taxpayers will have to pay to have sewer lines brought to the development site.
  • The development site is located on a Federal Toxic Superfund site. Contaminates includes mercury, arsenic and lead.
  • Fire, sheriff, and emergency medical services will be stressed due to the additional homes.
  • Destruction of wildlife habitat and light pollution.
  • The rural lifestyle that we all enjoy will be forever diminished.
  • The approval of this project will open the floodgates to more high density housing projects.
  • Increased crime due to increased population in the area.
